Mortgage rates this week

Mortgage rates held relatively steady the week ending April 3, making this a second week of minimal movement.

  • The 30-year fixed-rate mortgage averaged 6.76% APR, down one basis point from the previous week's average, according to rates provided to NerdWallet by Zillow. A basis point is one one-hundredth of a percentage point.

  • The 15-year fixed-rate mortgage averaged 5.93% APR, down six basis points from the previous week's average.

  • The 5-year adjustable-rate mortgage averaged 7.2% APR, up four basis points from the previous week's average.

If you're looking for a moment of quiet in a turbulent world, apparently you can turn to mortgage rates. Anxiety may be up and the stock market down, but mortgage interest rates have been positively tepid this week. Any daily volatility — which amounted to a handful of basis points each day — was erased by the following morning, as rates seemed determined to maintain an equilibrium.

It may take a clear signal of the U.S. economy's health, like next week's Consumer Price Index release, to get a bigger reaction out of mortgage rates.

April mortgage rate forecast

There is more uncertainty than usual when it comes to the mortgage rate outlook for April because it's hard to predict the ongoing effects of higher tariffs that the Trump administration has imposed.

Higher tariffs are expected to raise the inflation rate. Higher inflation, in turn, tends to push interest rates upward. But mortgage lenders expected increases in tariffs. By the end of March, mortgage rates reflected that expectation. As details about the economic impacts of tariffs come in, mortgage rates may respond.
