Fact Checked

A good home warranty in Arizona provides homeowners with high coverage limits for expensive repairs, pricing flexibility to fit their budgets and solid coverage for air conditioning system repairs. We researched home warranty companies in Arizona, comparing hundreds of quotes and reading through dozens of service agreements. These are the best options for Arizona homeowners who want to avoid the prickly spines of high premiums and coverage limits so light they blow away like tumbleweeds.

How we chose the best home warranty companies in Arizona

Although most homeowners will want coverage for similar items, each state brings with it a unique set of factors that can make some home warranty plans a better fit than others. Here are a few factors that we considered when choosing which home warranty companies are the best for Arizona homeowners.

Factors we consider

Price. Because monthly premiums and service fees differ by provider and plan, we considered the cost of each company’s cheapest plan, available service fees and customer options for adjusting monthly premiums.   HVAC coverage. Arizona gets hot, and keeping air conditioning systems running is  a significant factor when choosing a home warranty. We looked at whether HVAC coverage is included in each company’s cheapest plan, coverage limits for air conditioning systems, which components are covered by the plans and more. Coverage limits. It doesn’t do much good to buy a plan that covers a lot of systems and appliances but doesn’t pay enough to offset the cost of repairs. We looked at each plan’s coverage limits for major systems and appliances to determine which companies provide good coverage for the money. Customer satisfaction. We considered factors such as online reviews, third-party consumer review website ratings and accreditation status for each company.

We reviewed more than 375 quotes for Arizona.

We read more than 100 pages of service agreement terms.

🤓Nerdy Tip

Nerdy Tip: We rated the home warranty companies on this page based on their coverage in Arizona. If a company also offers home warranty plans in several other states, you'll see an overall rating for those offerings as well.

Old Republic Home Protection offers comparatively high coverage limits, including:

  • No limit for electrical repairs.

  • $6,500 each for heating and air conditioning systems.

  • Between $3,500 and $7,000 for appliances, depending on the plan.

These coverage limits offer room for big repairs; however, the company does limit plumbing repairs to $1,500 for leaks and $600 for toilets.

Why coverage limits matter. Coverage limits let you know how much a company will pay for a repair before you have to pay out of pocket. Higher limits mean more coverage and less of a chance that you’ll need to pay for part of an approved repair.

What we like about Old Republic Home Protection

The company offers two service fees of $100 and $125, which lets customers choose how much they’ll pay for each service visit, and it has three plans to pick from. We also think its cheapest plan also has good coverage for a basic plan, including electrical and plumbing systems and eight major home appliances. Old Republic has good customer satisfaction scores on the Better Business Bureau and Trustpilot websites, as well as having an A+ rating with the Better Business Bureau.

What we don't like about Old Republic Home Protection

Old Republic’s cheapest plan doesn’t cover heating or air conditioning systems, which isn’t ideal for Arizona summers. The company’s service fees are also on the higher end, and Old Republic only guarantees its repairs for 30 days (low compared to several competitors).

America’s Preferred Home Warranty has only one plan, but that plan's comprehensive coverage is robust because it has no coverage limits for electrical, plumbing and most appliance repairs. The plan covers major home systems — including air conditioning systems and ductwork — as well as several major appliances. The only appliances with coverage limits are refrigerators and washer and dryer sets. We think that compared with competitors’ plans, America’s Preferred Home Warranty’s plan is a good deal for the coverage it provides.

Why comprehensive coverage matters. More comprehensive coverage means more covered items in your home; good coverage limits let you maximize the coverage as well. Be sure to compare plans across multiple companies, though: comprehensive plans often differ in which specific items they cover.

What we like about America's Preferred Home Warranty

America’s Preferred Home Warranty includes limited roof coverage in its plan, coverage for which some competitors charge extra fees. The company also lets customers choose between two service fee options and choose their own licensed repair companies.

What we don't like about America's Preferred Home Warranty

America’s Preferred Home Warranty limits its refrigerator coverage to $1,000, and its coverage for washer and dryer sets is only $500. It also pays to fix walls for certain items if a technician has to cut through them — but only for certain repairs. Also, America’s Preferred Home Warranty’s repair guarantee is for only 30 days, and the company has a mix of customer satisfaction reviews on Trustpilot and the Better Business Bureau.

American Home Shield’s ShieldSilver plan focuses on systems coverage, paying for repairs on air conditioning, heating, ductwork, electrical, plumbing and water heater issues, making it our pick for the best systems-only plan among the home warranty companies we researched. The plan also covers ceiling and exhaust fans.

Why systems coverage matters. Major home systems, such as HVAC systems, can cost thousands of dollars to repair or replace. If you’re worried about your systems malfunctioning, systems coverage might be an important factor to look for in a home warranty plan.

What we like about American Home Shield

American Home Shield’s coverage limits are higher than many competitors’ limits: $5,000 for HVAC systems, $3,000 for electrical, $3,000 for plumbing and $2,000 for appliances. Customers can increase their appliance coverage to $4,000 if they choose the most expensive plan. The company also pays up to $1,000 to fix walls and floors that a technician has to cut into for a repair. It offers two service fee options and includes HVAC and ductwork coverage in its cheapest plan.

What we don't like about American Home Shield

American Home Shield’s two service fees of $100 and $125 tip the scale at the higher end compared with some competitors’ fees. Additionally, the company’s workmanship guarantee is for only 30 days, shorter than many competitors’ repair guarantees. Pricing for American Home Shield’s plan varies by ZIP code, which means two customers in the same city will pay different rates depending on the ZIP codes in which they live. The company’s customer satisfaction scores tend to be lower than many competitors on Trustpilot and Better Business Bureau websites.

Liberty Home Guard takes the cake for customer satisfaction with its customer ratings of 4.42 with the Better Business Bureau and 4.7 on Trustpilot. Both scores are higher than most of its competitors, and pleased customers note Liberty’s knowledgeable contract technicians and helpful customer service.

Why customer satisfaction matters. Customers might have to talk with their home warranty companies when they file claims, submit documentation or have complaints about service. It’s helpful if a company has good ratings for customer service support, but it’s also a positive sign if customers have noted that a company’s technicians tend to repair items correctly and are available quickly.

What we like about Liberty Home Guard

Liberty Home Guard has a systems-only plan, appliance-only plan and comprehensive plan and guarantees technicians’ repairs for 60 days. Customers can also choose their own repair technicians if they’re approved by Liberty in advance.

What we don't like about Liberty Home Guard

The company’s service fees range from $75 to $125 per service call, but Liberty doesn’t state which customers pay which service fees. Additionally, customers have to buy a systems-only or comprehensive plan if they want coverage for an air conditioning system, which will come with higher premiums. Liberty’s coverage limits are also lower than some competitors’ limits, and the company reduces the coverage amount for roof leaks, electrical repairs and plumbing repairs during the first 90 days of a contract.

Competitors can’t beat Complete Protection’s service fee because the company doesn’t charge one, automatically keeping more money in customers’ pockets than its competitors. It’s not the only homeowners warranty provider that offers this benefit, but paired with its other benefit of customizable coverage, the company stands out as a solid option for homeowners.

Complete Protection also allows customers to customize their coverage without having to purchase a larger plan. Customers can choose their plan and then add individual items to build out the coverage they want. For example, customers can add refrigerator coverage for $8 per month.

Why service fees and customization matters. Avoiding the out-of-pocket costs of service fees means less money you’ll have to pay for coverage, which is an immediate benefit. Meanwhile, customizable coverage lets you create a plan that fits your budget instead of locking you into a more expensive plan with coverage that you don’t want.

What we like about Complete Protection

We like that the company has four plans with varied coverage. The cheapest plan covers three appliances and an HVAC system, while the top plan includes eight appliances, major home systems and plumbing and electrical fixtures. Complete Protection also covers HVAC systems in all of its plans and pays for a preventative maintenance check for HVAC systems every other year with its top three plans. We also like that the company doesn’t limit coverage on appliance repairs.

What we don't like about Complete Protection

The company doesn’t publish its HVAC coverage limit (even in a sample contract, where most companies disclose this information), so customers will want to verify that information before agreeing to a plan. Complete Protection also has only a 30-day guarantee on repairs. The company doesn’t have any reviews with Better Business Bureau — though it is BBB accredited with a high BBB rating.

Repairs made under a 2-10 Home Buyers Home Warranty are guaranteed for the length of your service agreement, beating out most of the company’s competitors’ 30-day and 60-day guarantees. That means you won’t have to pay a second service fee if a repair 2-10 paid for fails before the end of your contract.

Why repair guarantees matter. If a covered repair fails outside of a home warranty provider’s guaranteed time frame, you’ll likely have to pay another service fee to have a technician come out and repair it again. This can quickly add up if you have an item that fails multiple times for the same reason during your contract term; a longer repair guarantee could save you money if you find yourself in that situation.

What we like about 2-10 Home Buyers Warranty

The company lets customers choose from three service fees: $65, $85 and $100; the lower the service fee a customer chooses, the higher their premium. It also offers competitive plan pricing and decent coverage limits at $2,000 each for heating, air conditioning, plumbing and electrical systems.

What we don't like about 2-10 Home Buyers Warranty

Only covering appliances, 2-10’s basic plan, Simply Kitchen, doesn’t give you HVAC coverage. You’ll need to pay for a more expensive plan to cover your HVAC. The Simply Kitchen plan also covers fewer appliances than some of 2-10’s competitors’ appliance plans, and the company has mixed customer reviews on Trustpilot and Better Business Bureau.

AFC Home Warranty has four plans and lets customers choose between $75 and $125 service fees. However, its electrical and plumbing coverage limits are low compared to many home warranty companies’ limits, at $500 for each category. It does cover up to $3,000 for most appliances and doesn’t have a limit on HVAC repairs, though. Like 2-10 Home Buyers Warranty, AFC guarantees repairs for the full term of your service agreement, but AFC is a runner-up instead of taking the prize because of its lower coverage limits and more expensive service fee options compared with 2-10.

Are home warranty companies regulated in Arizona?

Yes, Arizona requires home warranty companies to have a permit from the Arizona Department of Insurance and Financial Institutions (DIFI). Home warranty companies must also meet certain requirements with their service contracts, such as providing cancellation and refund policies that meet DIFI standards, including stating the price, service fee and term of the contract, as well as clearly outlining limitations of coverage and more.

If you believe your home warranty provider hasn’t fulfilled its obligations or has violated state requirements, you can contact the DIFI to file a complaint.

Buying a home warranty in Arizona

Here are some key things to know about these products.

The best home warranty for Arizona homeowners depends on several factors. Most homeowners need to consider their budgets, which items they want covered, how much they can afford in service fees for each technician visit and what coverage limits they’re comfortable with.

You pay a monthly premium and a service fee. You'll pay a premium every month but only a service fee when a technician visits your home. Not all companies charge service fees in Arizona, but they can be as high as $150 per service call.

Home warranties don't cover every repair. Similar to how homeowners insurance excludes certain repairs, homeowners warranties don't pay to fix everything. Your service contract should clearly outline what isn't covered by your plan, and some companies might have coverage specific to Arizona.

Most home warranty plans typically cover appliances and systems. Comprehensive coverage usually covers a mix of certain appliances and major systems, but which items are covered vary by plan. Some companies offer appliance-only and systems-only plans for more limited but specific coverage.

Home warranties usually don’t cover natural disaster damage in Arizona. It’s uncommon for home warranty companies to repair covered items that experience weather-related damage, such as appliances affected by floods. This is usually covered by homeowners insurance and clearly stated in home warranty agreements as an exclusion.

Methodology

NerdWallet's Home Services team evaluated home warranties across several factors, including cost, covered items, coverage limits, customer ratings, ability to choose your own technician and warranty on work completed. Because costs can vary by location, it's best to get quotes from multiple companies before making a decision. Read more about how NerdWallet rates state-level home warranties.
