How we chose the best home warranty companies in Florida

Although most homeowners want coverage for similar items, each state brings with it a unique set of factors that can make some home warranty plans more relevant than others. Here are a few factors that we considered when choosing which home warranty companies are the best for Floridians.

  • Price. Because monthly premiums and service fees differ by provider and plan, we considered the cost of each company’s cheapest plan, available service fees and customer options for adjusting monthly premiums.  

  • HVAC coverage. Florida gets hot, and keeping air conditioning systems running is  a significant factor when choosing a home warranty. We looked at whether HVAC coverage is included in each company’s cheapest plan, coverage limits for air conditioning systems, which components are covered by the plans and more.

  • Coverage limits. It doesn’t do much good to buy a plan that covers a lot of systems and appliances but doesn’t pay enough to offset the cost of repairs. We looked at each plan’s coverage limits for major systems and appliances to determine which companies provide good coverage for the money.

  • Customer satisfaction. We considered factors such as online reviews, third-party consumer review website ratings and accreditation status for each company.

Liberty Home Guard beats out the competition in customer satisfaction with a 4.7 rating on Trustpilot and a 4.42 rating with the Better Business Bureau. Customers commonly comment on the company’s helpful customer service and how knowledgeable the contractors are.

Why customer satisfaction matters. If you file a claim with your home warranty company, you’ll likely have to speak with a representative in the process. Home warranty companies with good customer satisfaction scores are more likely to be helpful when you have a question or aren’t happy with a repair.

What we like about Liberty Home Guard

Liberty Home Guard has three plans that offer systems-only, appliance-only and comprehensive coverage. We especially like that its appliance-only plan checks all the boxes for appliances we think should be covered, including refrigerators and ceiling and exhaust fans. The company also guarantees its repairs for 60 days, which is longer than the more common 30-day guarantee.

What we don’t like about Liberty Home Guard

Liberty Home guard doesn’t cover air conditioning systems in every plan, so you’ll have to purchase a systems-only or comprehensive plan for it to pay for repairs to your AC system. Although it has competitive premiums, the company told us it charges customers between $70 and $125 for each service call (but it didn’t clarify what determines the exact service call price). We also wish its coverage limits were better; Liberty Home Guard pays only $500 each for electrical and plumbing repairs — and only $250 toward those repairs if you file a claim in the first 90 days of your contract.

Take note. Liberty Home Guard states on its website that a benefit of having a home warranty in Florida is a "hurricane-proof peace of mind" and that the company has "designed [its] warranty plans accordingly" when it comes to "occasional hurricane threats." However, the company’s sample contract states that it doesn’t cover weather-related damage to covered items, including water damage, mud and storms. Coverage depends on the issue, its cause and what role weather played in the situation. As Liberty's website states, a home warranty is not the same as home insurance, which can cover your home against weather damage.

Many home warranty companies limit how much they’ll pay toward repairs, but First American Home Warranty doesn’t cap its repairs for HVAC, electrical and plumbing issues. It also pays between $3,500 and $7,000 for appliance repairs, depending on the plan you choose.

Why appliance coverage matters. A plan that covers a lot of items won’t be helpful if it only pays a few hundred dollars on major repairs. High coverage limits translate to more money toward approved repairs, which likely means less money out of your pocket when you need something repaired.

What we like about First American Home Warranty

In addition to its high coverage limits, First American has two service options — $100 and $125 — so you can choose how much you pay every time a repair person comes to your house. It also offers three comprehensive plans for a variety of coverage options.

What we don’t like about First American Home Warranty

All three of its plans are comprehensive, so you can’t cover only appliances or only systems; you’ll have to pay for a more expensive plan if items you want to cover aren’t in the cheaper options. First American also doesn’t cover air conditioning systems in its cheapest plan. The company only guarantees repairs for 30 days and has mixed ratings on Trustpilot and Better Business Bureau.

Many home service companies offer service fee options to let customers choose how much they pay when a repair technician visits their homes; however, 2-10 Home Buyers’s service fees are cheaper than many of its competitors’ fees. Customers can choose the standard service fee of $85, go with a lower fee of $65 (and a higher monthly premium) or pay a higher fee of $100 (and get a lower monthly premium).

Why flexible service fees matter. Service fees can add up quickly for customers who need a lot of repairs through a home warranty company. Depending on your situation, going with a lower or higher service fee and an adjusted monthly premium could save you money in the long run. Having that option to fit a plan into a budget can make a home warranty more affordable for some homeowners.

What we like about 2-10 Home Buyers Home Warranty

In addition to flexible service fees, 2-10 Home Buyers has competitive monthly premiums that make it a good option for homeowners who are on a monthly budget. The company also guarantees its repairs for the life of the service agreement, so you don’t have to worry about paying another service fee if a repair fails before your contract expires. It also has decent coverage limits at $2,000 each for air conditioning, heating, plumbing and electrical systems.

What we don’t like about 2-10 Home Buyers Home Warranty

The company’s cheapest plan only covers kitchen appliances, so you’ll have to purchase a more expensive plan to cover air conditioning repairs. Additionally, 2-10 Home Buyers’s appliance-only plan covers fewer items than comparative plans with its competitors, and its customer satisfaction scores are mixed, with 1.31 on Better Business Bureau and 3.9 on Trustpilot.

AFC takes top prize for repair guarantees because customers only pay a service fee for a repair once. Many companies warranty their repairs for 30 or 60 days, but AFC Home Warranty guarantees that their repairs will fix a problem for the life of your contract (one to three years, depending on your plan). In other words, if AFC pays for a repair and the same problem happens again during your coverage, you don’t pay a service fee for the technician to return and fix it again.

Why a repair guarantee matters. Sometimes parts fail — even if they’re new. A repair guarantee means you don’t have to pay another service fee if a covered repair fails to hold up, which saves you money.

What we like about AFC Home Warranty

AFC has four plans with three service fee options to give customers flexibility in their payments, and the company doesn’t cap its coverage for HVAC repairs for plans that cover the systems.

What we don’t like about AFC Home Warranty

Although AFC has service fee options of $75, $100 and $125, the last of which is on the expensive side when compared with competitors. Its cheapest plan doesn’t cover air conditioning systems, and its coverage limits for electrical and plumbing systems is only $500 each, and the company has relatively low customer satisfaction scores on Better Business Bureau and Trustpilot.

Cinch Home Services pays up to $10,000 for all repairs rather than limiting each type of repair individually. This allows customers to get more coverage for higher-cost repairs that would likely be limited with many competitors’ coverage limits. For example, if your air conditioning system needed a repair that cost $4,000, Cinch might pay the full amount if it approves the repair; another home warranty company with an HVAC coverage limit of $3,000 would require you to pay the remaining $1,000 even if it approved the repair. However, the $10,000 limit is for aggregate claims, which means Cinch will not pay for anything after it’s covered $10,000 in repairs, regardless of what type of repairs it’s paid for.

Why an aggregate-only cover limit matters. An aggregate coverage limit can give customers more room to cover more expensive repairs compared to coverage limits for individual types of repairs. If an aggregate-only plan pays more toward an expensive repair than other coverage limit plans, that means less money you have to pay out of pocket for the repair. 

What we like about Cinch Home Services

With three plans and three service fee options ($100, $125 and $150), customers can choose from a variety of coverage with flexibility in their monthly premiums. Cinch Home Services also has a 180-day repair guarantee, which is higher than many of its competitors’ guarantees.

What we don’t like about Cinch Home Services

All three of the company’s service fees are higher than many of its competitors’ service fees, and its aggregate limit is lower than the aggregate limit for some of its competitors that have individual repair limits. (For example, 2-10 Home Buyers has an aggregate limit of $25,000 but caps how much it pays toward certain types of repairs.) Cinch also has a mix of customer satisfaction scores, ranging from 1.12 with Better Business Bureau to 3.9 with Trustpilot.

The best home warranty for Florida homeowners depends on several factors. Most homeowners need to consider their budgets, which items they want covered, how much they can afford in service fees for each technician visit and what coverage limits they’re comfortable with.

You pay a monthly premium and a service fee. You'll pay a premium every month but only a service fee when a technician visits your home. Not all companies charge service fees in Florida, but they can be as high as $150 per service call.

Home warranties don't cover every repair. Similar to how homeowners insurance excludes certain repairs, homeowners warranties don't pay to fix everything. Your service contract should clearly outline what isn't covered by your plan, and some companies might have coverage specific to Florida.

Most home warranty plans typically cover appliances and systems. Comprehensive coverage usually covers a mix of certain appliances and major systems, but which items are covered vary by plan. Some companies offer appliance-only and systems-only plans for more limited but specific coverage.

Home warranties usually don’t cover natural disaster damage in Florida. It’s uncommon for home warranty companies to repair covered items that experience weather-related damage, such as appliances affected by floods.
